Naples, FL — Naples has cemented its reputation as one of America’s most desirable trophy-home destinations following the sale of a newly constructed estate for a staggering $85 million—marking the most expensive non-beachfront home sale in Collier County history.
The off-market deal closed quietly but quickly grabbed headlines as the priciest residential transaction ever in the county at the time—until it was eclipsed by a $225 million purchase of three neighboring beachfront properties. Nevertheless, the $85 million deal retains its title as the top sale for a single, non-beachfront residence in the region.
The buyer, billionaire businessman and philanthropist David Hoffmann, acquired the estate to accommodate his growing family. “I have 13 grandkids,” Hoffmann told Mansion Global, “so I needed a big house… somewhere we could all stay under one roof.”
Hoffmann, who moved to Naples nine years ago with his wife, Jerri, had long admired the property while boating along Naples Bay. The nearly 17,200-square-foot mansion spans 1.1 acres and offers 250 feet of waterfront access. It includes eight bedrooms, 10.5 bathrooms, a game room with a bar, a gym, a wine cellar, a home theater, and dual offices.
“It had everything Jerri and I were looking for,” Hoffmann said, adding that the home’s fully furnished, move-in-ready status spared them the complications and delays often associated with new construction. “You couldn’t replace it for what I paid for it in today’s market with land and construction costs.”
The seller was a trust linked to John Thomas Quinn, a Naples-based businessman and philanthropist. According to property records, Quinn purchased the land in 2020 for $16.5 million and spent nearly four years building the home, originally intending to live there himself.
Because of that personal connection, the property features high-end finishes and meticulous design, according to Chris Resop of The Agency Naples and Gulf Coast International Properties. Resop, along with Tim Savage, represented both sides in the transaction.
“This sale is a reflection of the confidence high-end buyers have in Naples,” Resop said. “Even as the number of transactions in the luxury market has cooled, premium properties are still commanding top dollar.”
Located on two and a half lots, the estate also features a sprawling backyard with a zero-edge pool and hot tub lined in mosaic tile, offering sweeping views of Naples Bay.
